Unlike many other property management companies we do not charge a percentage commission on top of repairs. We think that sorting out repair and maintenance problems is what you pay us for in the first place. Also, unlike some other companies we do not take discounts or rebates from the companies we use. We think that is corrupt behaviour.
Repairs & Maintenance are a critical part of a Property Managers responsibilities. Dealing with problems and creating reasonable solutions is what we are about.
We will respond to any maintenance requests or sudden problems and arrange for repair work. Our tenants have around the clock access to us, even if a problem should arise in the middle of the night. This reassures the tenant as well as you, the investor, that we are looking after your property 24 hours a day, 7 days a week.
For example: We recently had a call from tenants reporting water seeping into the carpet from a cupboard. We are very careful with water, so we arranged to meet a handyman at the property (It was a Sunday of course, and you don't want to know what plumbers charge just for turning up on a Sunday). We saw that the water was leaking from below the upstairs hot water cylinder (20 years old) and immediately turned the hot water off as we suspected a burst cylinder. We got a towels, dehumidifier and heater on site quickly to dry the carpet before it became a 'lift and dry' carpet problem (much more expensive).
On Monday morning we called in our favours to get a plumber on site, who replaced the cylinder on the day (before a larger problem ensured.). While we were there we noticed some electrical and mould problems as well. By the end of the Monday we had the mould removed and all the lights and sockets working again. Both the tenants and landlord were spared much bigger problems by our experience, contacts, and quick action.
